The following is a brief description / explanation of function, health benefit and cost savings of some of the systems and features in each unit.

WOOD BURNING FIREPLACES (One in each room of apartment):

Made in Sweden by SCAN (www.scan.com) and imported exclusively for the 455w22 space via Canada, these are some of the most heat and pollution-efficient wood burning fire places ever made. They produce up to 20,000 btus of thermo-fan (0 electricity) distributed heat (more than most home heating systems). A few logs and the correct draw setting will yield a beautiful, toasty fire for many, many hours. We get up to 6 hours in each burn. Each apartment can easily be heated by fireplaces alone if desired or in emergencies. A locally/US made equivalent currently does not exist to the best of our research and CBA.

NATURAL WOOD FLOORING:

Sustainably grown and/or Reclaimed wood floors: All flooring procured through local, family owned mill Carslyle Flooring of Vermont (www.carslylewoodfloors.com) All wood (oak, walnut, white pine/fur and ash) are sustainable harvested and extracted from family owned, US based forests practicing smartwood or eco-certified timber methods. All are sealed with non-VOC alcohol based stains, and a proprietary mix of tunge oil, bees wax and other organic binders.

KITCHEN & BATHROOM CABINETRY:

All cabinetry custom made and installed from certified, farmed Canadian Maple by NewYork Cabinetry of Brooklyn (www.NYCabinets.com). All cabinets are hand treated on site with organic, alcohol based stains, unboiled tung, danish or olive oil, and an ancient French proprietary mix or bees wax, lanolin and other natural finishing ingredients.

INTERIOR PAINT:

Benjamin Moore Eco-Spec (low VOC, water based primer & finish coats) and custom colour mixing provided by Martin & Lenny of London True Value Benjamin Moore on 22nd & 9th Avenue (www.benjaminmoore.com)

KITCHEN & BATH COUNTERTOPS:

Hand cut Italian slate from High Quality Marble or Brooklyn NY (ww.HighQuailityMarble.com). Zero radon, no poly seal or petroleum finish. Organic sealer.

LIGHTING:

German designed, tungsten full spectrum low voltage lights with self contained ballasts (0 maintenance). Full-tilt trim kits, fully-dimmered and 3 bulb wattage sizes. 8 watts of electricity produces 75 watts of light measured in lumens. EXTERIOR WINDOWS & DOORS:

Marvin Magnum series 9 double hung, double glass, argon filled, low-e doors and windows provided by Sal Asaro, Nassau Doors & Windows or Long Island. (www.Marvin.com)

TILE:

Domestic and Imported, procured through Kaleidescope tile of NYC.

BATHROOM FIXTURES:

Each bathroom custom designed with Porscher, Kohler, etc. top of the line products. All toilets are water saving 1.5 gpf Kohler Santa Rosas. All shower bodies are low flow with aerated heads for water conservation, 1.5 GPM or better. All materials procured through locally owned and operated Singac Plumbing Supplies, NJ, with the incredible help of Vinnie DiMarco. (www.Kohler.com)

LANDSCAPING, SHRUBS & TREES:

Provided by Jim Van Houton of Van Houton Farms, Peakskill NY and Union Square farmers market (family owned for 4 generations). All organically grown with natural compost, non GMO soils. Worms are local residents with papers.

FRONT PLANTER/GARBAGE ENCLOSURE/BIKE RACK:

Designed by John Pritzos and Jeffrey de Vito. Custom built by John Pritzos of John's Speed & Marine Works, Deleware Water Gap, NJ. (510.205.9617)

HALLWAY STAIRS & CARPETING:

Rebuilt from local oak by American Stair builders, covered with Zero emission Oil & sealer, natural fibre carpeting provided from Burlington mills. (www.burlingtonmills.com)

INSULLATION & SOUNDPROOFING:

Coated, recycled hand- blown cellulose in ceilings. Formaldehyde-free wall insulation of R-12 interior, R-23 exterior manufactured by Owens Corning Eco-line. Average tested STD (Sound transfer coefficient) 51 or better in ceilings. Walls & subfloors have 3/4 inch acousta-stop natural fibre board, acousta-caulk seam sealer and/or untreated, raw cork.

APPLIANCES:

All Energy star rated or (much) better for power and water efficiency. All made in US (Bosch, Frigidaire, Sub Zero and GE) except Fischer-Paykel double drawer dishwashers made in New Zealand.

ZONE HYDRONIC BOILERS, AC COMPRESSORS & AIR HANDLERS (1 set per apartment):

All ultra-high efficiency LARS units, HEPA filtration with a SEER rating of 16 or better (out of 20), designed and installed by F&J HVAC systems, Brooklyn NY. Average heating, cooling and lighting costs are calculated by engineer in offering plan at less than $100 per floor per month depending on personal usage, of course
